What is staging to sell?

Staging your home to sell is dressing your home to achieve the best possible sales result in the shortest time frame. Simply put, it means ensuring that your home appears fresh, clean, uncluttered but also warm and appealing.  By doing this you are increasing the chance of more than one buyer falling in love with it…my goal is to ensure potential buyers instantly feel like they want to move in.

Can you style/stage an empty property?

Yes, in fact it is often far more difficult to sell an empty property especially if the spaces are either too small or too big or the property has an awkward layout. People are more likely to fall in love with a furnished and staged property as it makes it easier for them to visualize themselves in the space. In this situation you will either need to purchase furniture and accessories (minimum of living, main bed and outdoor furniture) or hire the furniture and accessories to suit. I can work with either option and can source everything you need.

I really don’t want to spend a lot of money on buying or hiring new furnishings just to sell my home, do I really need to?

When we are living in our home we become used to it and cannot see it as a buyer with fresh eyes will see it so it is hard to imagine why it would be necessary to spend money on staging.  However, a good stylist will know how to look at all the positives your home has to offer and package it in a way that makes it very appealing to as many buyers as possible.  Essentially staging to sell means just that, most of the time I am able to work with what you already have and re-position or re-purpose with only smaller items needing to be purchased to give an entirely new look and feel to the space. Sometimes fresh paint, décor items and some cosmetic updates are all that is required and, in some instances, bigger items may need to be purchased or hired.  Remember if you decide to purchase some new furniture you can take it with you when you move or even on sell once you have sold your home. My goal is to look at each property individually during my consultation so as to edit and transform it in to a buyers dream home for as little cost to you (the seller) as possible.

How much does this service cost?

My ‘Stage to Sell’ Consultation is priced at only $350 (up to an average 4 bed house) and includes an in home OR online consultation of 1-2hrs and is followed up with an email outlining what we have discussed. If purchases need to be made or furniture hired, I will make these suggestions however I will always try and work with what you have wherever possible. This service is more of a low-cost DIY approach and does not include any specific product sourcing etc., but does give you all the information you need to improve the look and feel of your home and make it more appealing to buyers. If you would like me to do some specific product sourcing or style your home onsite or arrange hire furniture etc., I can of course do this for a further cost, please let me know during the consultation and I can provide you with a quote.

This fantastic DIY service is just $350 and I will also follow up with you 1-2 weeks after the consultation to see how you are going. This price includes travel within my travel area – anywhere outside of this area will incur an extra travel fee, or alternatively this service is available as an online consultation, please contact me to discuss.
